What does my assessment pay for?
Your HOA dues fund ongoing operational and maintenance costs, including:
• Common area utilities
• Landscaping services
• Insurance
• Road and amenity maintenance
• Administrative and management expenses
What does the Association maintain vs. the homeowner?
Homeowners maintain:
• Exterior of the home
• Fences
• Lawn/landscape areas
• Any elements specified in the DCCRs
The Association maintains:
• Designated common areas
• Community amenities (including pool areas)

How much are assessments and when are they due?
• Annual Dues: $525.00 per year
• Due: January 1 each year
• Biannual Option: $262.50 due Jan 1 & $262.50 due July 1
How can I pay my assessment?

Yes — through TownSq only.
Fees:
• $1.50 + 3.5% for credit/debit
• $1.50 flat for e-check
Why does my account show a negative balance?
A negative balance means your account has a credit.
Where do I find my account number?
On your billing statement or coupon book.

Why is my balance different from prior management’s records?
Goodwin must receive final verified records before updating balances.
Credits or balances will update once documentation is received.

Amenities – Pool Information
When does the Pool Open ?
Typically, Memorial Day to Labor Day- sometimes earlier announcements on date will be shared with community.
Hours are 10 AM until Sunset
Where is the pool located?

Who can use the pool?
Hunter’s Landing homeowners and their accompanied guests.
How do I access the pool?
Use your assigned pool key or access device.
If you need assistance or a replacement, email management.
Are there pool rules?
Yes. Standard pool rules apply, including:
• No lifeguard on duty
• No glass
• Children must be supervised
• Proper swim attire required
Any other posted pool rules.
Architectural Changes (ACC)
Do I need approval for exterior changes?
Yes. All exterior modifications require ACC approval.
How do I submit an architectural request?
• Log in to TownSq
• Go to Architectural Requests
• Upload photos, plans, materials, and a description
How long does approval take?
Up to 30 days from date of submission.
What if I have not heard back?
Submit a follow-up message through TownSq after 10 days.

How often are compliance checks performed?
Twice per month.
